Where the word "its" is concerned, the apostrophe is not used. In the other instances, "Karsus'" is an abbreviation of "Karsus's" and both are equally valid. The fact that the word ends in the letter "s" has no effect on whether or not the word is made possessive by adding "'s", merely on whether the final "s" is omitted for convenience.
